Mantra Group Realty is without a doubt the worst company I have dealt with. Or to be fair, I’m not certain that what transpired was company policy or the actions of an unprofessional and incompetent property manager. I live in Melbourne and entered into a 5 month lease agreement with Mantra Group Realty without a prior inspection of the $750 per week furnished apartment assuming the agent would comply with legal standards of cleanliness and appliances being in working order. As arranged, I collected the keys at Peppers reception desk in Broadbeach Queensland and that’s where the nightmare began. Upon entry to the apartment, I realised it was dirty. There had obviously been no bond clean carried out by the previous tenant to the extent that underneath the beds and lounge suite were littered with rubbish, food scraps and half empty juice bottles. The carpet was stained; the mattresses hadn’t been steam cleaned and the unwashed bedding had been left on the beds. I am only pointing out the main issues here as there were too many to mention. Despite my emailed photos to the agent clearly showing the appalling state of the apartment, the property manager insisted a bond clean had been conducted and would only have it re done if the property owner allowed it. She didn’t seem to grasp her legal obligation to clean the apartment prior to a new tenant taking possession. At one point, she even suggested I return to Melbourne if I wasn’t “happy” fully aware that they held a $3000 bond, 2 weeks rent in advance and under the lease agreement, she could continue to charge me rent until a replacement tenant was found at her leisure. Eventually the rubbish was removed and the carpets and soft furnishings cleaned. This process took a week, such was the condition of the property. It didn’t end there. Many of the appliances were either damaged or broken completely. The worst of which was the faulty refrigerator which froze our food solid and leaked water onto the carpet. We had no alternative but to use a car fridge to store our food. Despite noting the damage on the property condition report (a document I hadn’t received by day 3 from the agent and had to request), most of these items were never attended to. The refrigerator was finally repaired three weeks later but not until I resorted to issuing the agent with a breach order. Hopefully this review will help you avoid a similar experience with Mantra Group Realty.
